What goes into our parking lots & roads

  • Two-course construction

    A 2.5–3 inch binder course over compacted item #4, tack coat, then 1.5–2 inches of Type 6F top course. It's how roads are built, and it's how we build lots.

  • Drainage engineered in

    Catch basins, pitch and curbing planned before the first truck arrives, so the lot doesn't pond or ice over.

  • Phased to keep you open

    We sequence sections and work around deliveries, tenants and hours of operation.

  • Striping, ADA and markings

    Stalls, accessible spaces, arrows, fire lanes and speed bumps laid out to code.

Step by step

The process

Survey and proposal

We measure, assess the existing pavement and drainage, and give you a written scope with phasing.

Subgrade and base

Milling or excavation as needed, then item #4 base compacted to density.

Binder course

2.5–3 inches of binder asphalt, paved and compacted.

Top course

Tack coat, then 1.5–2 inches of Type 6F surface asphalt, rolled smooth.

Markings

Striping and signage once the asphalt has cured.

What kinds of commercial work do you take on?

Parking lots for retail, office, medical, religious and industrial properties; HOA and condo roadways; private roads; municipal work; and large driveway and estate projects.

Do you handle milling and resurfacing of existing lots?

Yes. Our milling machines remove the failed surface so the new asphalt ties in flush with curbs, drains and entrances.

Are you licensed and insured for commercial work?

Yes. Pisa Paving is licensed in Westchester County (WC-36148-H23), Putnam County (PC-51761) and Yonkers (YC-8105), and fully insured. Certificates are available on request.

Can you work nights or weekends?

We schedule around your operation, including off-hours where needed.
