Sealcoating That Adds Years to Your Asphalt
Sealcoating is the cheapest thing you can do for a driveway or parking lot. Done every 2–3 years, it keeps water out of the base, blocks UV damage, and brings back that deep black finish.
What goes into our sealcoating
Cracks filled first
We clean the surface, fill cracks with hot rubberized filler and patch any potholes before sealing. Sealer over an open crack is wasted money.
Commercial-grade sealer
Applied by squeegee or spray for full, even coverage, with two coats on high-traffic commercial lots.
Striping and markings
For parking lots we re-stripe stalls, ADA spaces, arrows and fire lanes once the sealer cures.
Scheduled maintenance
Ask about a maintenance schedule so your lot gets sealed and striped on a cycle instead of when it's already failing.
The process
Clean
Sweep, blow and power wash as needed. Vegetation in the cracks is removed.
Repair
Crack filling and patching of any potholes or soft spots.
Seal
Sealer applied evenly across the surface, two coats where traffic calls for it.
Cure
Keep cars off for 24–48 hours depending on weather. Then stripe if needed.
Sealcoating FAQ
How often should I sealcoat?
Every 2–3 years for a driveway. Commercial lots with heavy traffic may need it every 1–2 years. Wait at least 6–12 months after new pavement before the first coat.
Does sealcoating fix cracks?
No. Cracks are filled separately before sealing. Sealer protects the surface, it doesn't repair structure.
What time of year is best?
Late spring through early fall, on dry days above 50°F. We do not seal in the rain or when frost is coming.
